Leasehold Extension Valuations

Leasehold extension and enfranchisements are normally carried out in order to protect investment values of properties. Depending on the individual circumstances, we determine whether an extension or enfranchisement is beneficial to the client in the greatest way possible.

These valuations come in the format of clearly defined within the Leasehold Reform, Housing and Urban Development Act of 1993, then updated by the Commonhold and Leasehold Reform Act in 2002.

We are able to undertake valuations for both Tenants and Landlords to ensure a fully detailed written valuation of the premiums payable for individual lease extensions, the purchase of freehold interest in blocks of flats or individual leasehold houses. Doing this allows our clients or their representatives to serve notices or counter notices where applicable.

We also negotiate with oppositional surveyors on behalf of our clients and comply with all current directions from the tribunal where disputes have occurred. We also attend hearings and give oral evidence where necessary.
